Responsibilities

Performs the work of all trades required and directed by the Company. Interprets specifications, blueprints, drawings and job orders. Translates outcome into workforce efforts. Establishes performance objectives and instructs vendor personnel. Plan schedules and assigns activities of personnel engaged in the maintenance and repair of electrical, mechanical, structural and non-structural systems of the building. Adjusts plans and schedules, as necessary to accommodate routine operation and required response to emergencies. Ensures work is accomplished in a responsive manner adhering to set quality safety standards. Assigns and monitors preventive maintenance and servicing checklist required, within time constraint. Completes required records and reports initiating work, controls and documentation system. Performs and monitors vendor employees' weekend on-call and emergency call back services. Purchases the appropriate materials, supplies and equipment to support the maintenance operation, with credit card supplied by Company. Processes and submits monthly credit card reports. Inspects completed work for conformance of standards. Provides guidance technically, as well as administratively, to vendor maintenance and craft personnel. Attend safety meetings, supports programs prompting the use of all applicable safety regulations, keeps currently informed regarding safety records and investigates injuries affecting vendor personnel under supervision. Ensures that fair treatment and high morale of vendor employees is maintained. Provides cross training to maintain position redundancy to extent possible and practical. Performs crafts jobs and other duties as required and directed. Directly supervises vendor employees and works with vendor management as required. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include planning, assigning, and directing work. Addresses complaints and resolves problems.

Qualifications

Must be able pass a 10-year background check to obtain a Guam International Airport Authority (GIAA) Secure Identification Display Area (SIDA) badge. Minimum associate's degree (A. A.) or equivalent from two-year college or technical school preferred; or two year related experience and/or training; or equivalent combination of education and experience. Must have a valid passport and be able to travel for work related activities. Must have a current valid driver's license. Requires the ability and willingness to learn automated building maintenance packages when installed. Must have excellent communication skills (speak, read, and write) in English. Proficiency with MS Office Products (Word, Excel, Outlook, PowerPoint, etc.) preferred. Ability to be on call and be accessible to address facility related issues. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively to co-workers, vendors and suppliers. Ability to calculate figures and amounts such as discounts, interest, commissions proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. The employee must regularly lift and/or move up to 50 pounds and occasionally pull and/or move up to 100 pounds.
